A 1970s garden-style complex, totally modernized for 2020
Despite a favorable location near extensive retail and several well-performing rental comps, Wasko’s design and finishes were severely outdated and the community itself experienced frequent police raids for a variety of unlawful activities prior to The Wildcat Group's redevelopment of the property.
Wasko was our proof of concept for our redesign strategy. This allowed us to calibrate specific improvements with corresponding increases in rental rates. We faced the challenge of having to perform substantial interior improvements to occupied units with minimal disruption to the residents. We accomplished this by entering one two-story stack of units each day according to a strict schedule, and performing plumbing, electrical and mechanical upgrades, along with the replacement of all windows, all within the span of one day, two units at a time.
We slashed energy consumption and the property's electric bill by replacing old single-pane windows with energy efficient dual pane windows, replacing high wattage lighting with LED and replacing old appliances with Energy Star appliances.
Water consumption was cut in half. This was accomplished by replacing existing leaky valves with high-quality valves manufactured in the US, installing low-flow toilets and WaterSense plumbing fixtures, replacing old laundry facilities with high-efficiency in-unit laundry equipment and replacing grass and high-consumption landscaping with artificial turf and low-consumption desert landscaping. These upgrades would come to be Wildcat Group standards across the entire portfolio.
Aggressively attacking a property's economic performance from both the revenue side and the expense side is a key strategy of The Wildcat Group to maximize a property's value.
