While renters typically have to choose between newer construction at high prices and outdated apartments with older or incongruent finishes and amenities, we offer like-new units in desirable areas with all new modern interior finishes and amenities at substantially lower rental rates than new construction apartments.

 

How are we able to do this?

1. Strategic site selection

Our proprietary valuation and rent modeling techniques help us find, qualify and evaluate our potential acquisitions. We apply a rigorous series of tests to validate our assumptions around expected improvement costs, rental rates, supply, demand, and other market conditions. Our sensitivity analyses help ensure the project makes sense across the broadest range of future market conditions, interest rates and cap rates.

2. Vertical integration

Because we underwrite, invest in, design, redevelop and manage our own projects and properties, we are able to eliminate much of the overhead costs that would otherwise go into the construction or and property management line items of a multifamily project. We also save costs by selecting and sourcing all of our own major material, which is rigorously evaluated based upon quality, aesthetics, price, lead time and availability.

3. Years of experience

We are first and foremost problem solvers. The renovation and redevelopment of existing buildings makes new construction look easy. The potential for surprises behind old walls are many and there are few we have not previously faced and learned how to effectively deal with. There is no shortcut to developing this kind of experience and expertise.

 

Our results

Through our careful site selection, vertical integration and years of experience, we consistently increase the value of the properties we acquire by several times their original value, typically adding 33% to 100% of value over total project cost.
