All-concrete construction required creative problem solving to improve

The Beverly came to us with a number of challenges reflecting its reinforced concrete construction. Due to the property’s age, we were unable to determine whether the original builders used post-tension concrete in the building subfloors, which prevented us from completing our renovation work. Neither the City of Tucson nor our structural engineers were able to provided a conclusive answer, so our project team connected with a local contractor that was active in the late 60s for their opinion. This contractor confirmed our subfloor composition, allowing us to continue our work.

The concrete construction used at the property posed other challenges as well. Our asbestos remediation process, was much more time-consuming than in typical wood frame properties, as we needed to prevent damage to the porous concrete blocks under the asbestos siding. Installing lighting fixtures was another challenge, requiring creative fixture placement and notching walls and ceilings for outlet installation
